Everything that makes a garage floor hard to clean is a property of the concrete, not the dirt.
Bare concrete is porous, dusty and absorbent. It takes in oil, drops fine particulate every time a car moves across it, and cannot really be cleaned so much as swept. In a Dubai villa where the garage frequently connects directly to the house and often holds the laundry or plant equipment, that is a constant low grade dust source sharing air with your living space. Epoxy solves it structurally, by replacing an absorbent surface with a sealed one.
The result is seamless, non porous, chemically resistant and genuinely easy to clean, and it changes how the space feels immediately. The quality of an epoxy floor is decided almost entirely by preparation, so we diamond grind the concrete to open the surface for bonding, repair cracks and pitting, and moisture test before anything is applied, because epoxy laid over damp concrete will delaminate. Then primer, epoxy build coat and a UV stable protective topcoat, with anti slip aggregate where it makes sense.
A technician identifies the stone or tile, assesses the damage, and tells you honestly what is achievable.
