Marble does not wear out. It gets damaged, usually by cleaning, usually by someone who meant well.
Here is what almost nobody is told when they buy a villa with marble floors. That shine is not a coating sitting on top. It is the stone itself, polished to a level of flatness so fine that it reflects light. Which means the day it stops reflecting, nothing has been removed from the floor. The surface itself has been microscopically scratched, etched and abraded, and no amount of cleaning, polish or product will bring it back.
The damage comes from ordinary life. Fine sand tracked in from outside, acting as an abrasive underfoot. An acidic cleaner, anything with vinegar or citrus, etching the calcium in the stone. Water left standing near a door. A generic floor product used weekly for two years by someone who was never told that marble is chemically different from porcelain. Grout, meanwhile, is porous by nature and simply absorbs whatever passes over it until it no longer resembles the colour it was laid in.
Restoration is mechanical, not chemical. The surface is ground and honed back to fresh stone, then progressively refined through finer abrasives until it holds light again, and finally sealed so it resists what damaged it in the first place. It is skilled work with expensive machinery, it takes a day rather than an hour, and it is the only thing that actually works. Anyone offering to restore marble with a mop and a bottle is selling you a temporary film.

Stone work is unforgiving and irreversible in the wrong hands, which is why we will not price a marble floor from a photograph. A technician comes to the property, identifies the stone, tests an area, and tells you honestly what is achievable and what is not. Sometimes the answer is a full crystallisation, sometimes it is a light polish and a seal, and occasionally the honest answer is that the damage is beyond restoration and you should not spend the money. You will get told which.

A regular visit maintains what is already clean. A deep clean resets the property, including the areas a routine service is not expected to reach: behind and under appliances, inside cabinets, along tracks and skirting, into upholstery and grout. Different equipment, different products, considerably more time.
Twice a year for most homes, typically before and after summer. Households with children, pets, or anyone with allergies usually benefit from quarterly. Move in, move out and post renovation cleans sit outside that cycle.
Every eighteen to twenty four months for a typical Dubai property, and sooner after any renovation or if anyone in the home has asthma or allergies. Filters and vents need attention far more often, roughly quarterly.
