What we hold under a commercial contract
Most facilities contracts fail at the boundary between suppliers, not inside any one of them.
Four service lines that most premises buy from four different companies. Holding them under one contract removes the space where a problem sits unowned while an AC contractor and a cleaning contractor each explain that it belongs to the other.
Precision AC and HVAC management
Air handling that is measured rather than assumed.
In a sealed commercial envelope the air system is the building. We manage AHUs, FAHUs, FCUs and full duct networks on a scheduled cycle, with camera survey before and after, HEPA filtered negative air extraction, coil and blower cleaning, and airflow readings recorded at the diffuser. Filter changes are logged, not estimated, and the report tells you what the system was doing before we touched it as well as after.
- Duct networks surveyed by camera before any quotation
- AHU, FAHU and FCU servicing on a scheduled, documented cycle
- Coil, blower wheel and drain pan cleaning, not grilles alone
- Airflow and differential pressure recorded per unit
- Kitchen extract and basement jet fan servicing
- Chilled water flushing and chemical passivation
Commercial deep cleaning
The standard a client notices is set by the areas they never look at.
Front of house is judged in seconds and back of house is what makes it possible. We run both: reception, retail floor, meeting rooms and washrooms on a daily or nightly schedule, and the periodic work that keeps them possible, scheduled inside the contract rather than sold as a surprise. Directly employed staff assigned to your site, a named supervisor who audits against a written scope, and a monthly report you receive before you have to ask for it.
- Daily, nightly and out of hours schedules
- Retail floors, reception, meeting rooms and breakout areas
- Washroom servicing and consumables managed at cost
- Post fit out and post handover cleaning
- High level dusting, internal glass and partition cleaning
- Disinfection with the full label contact time observed
Office carpet restoration
Contract carpet fails in the traffic lane long before it fails anywhere else.
Encapsulation for scheduled maintenance and hot water extraction for restoration, selected by fibre and by how quickly the floor has to return to service. Wool, nylon and solution dyed carpets each take a different chemistry, and using one product across all three is the single most common reason a corporate floor looks tired two years early. Traffic lanes, entrance matting and lift lobbies are treated on their own cycle because they wear at several times the rate of the open floor.
- Fibre identified and colour tested before any treatment
- Low moisture encapsulation with same-day return to service
- Hot water extraction for restorative deep cleans
- Traffic lanes and lift lobbies on their own cycle
- Spot and spill response inside the contract
- Entrance matting cleaned rather than replaced
Custom furniture and surface care
Specified finishes need the manufacturer's method, not a general purpose product.
Corporate and retail interiors are specified in materials that a general cleaning contractor will quietly damage: veneered joinery, leather and bouclé upholstery, brushed and PVD coated metal, natural stone, microcement and acoustic felt. Each has a method and a pH range. We identify the finish first, test in an inconspicuous area, and hold a record of what was used where, so the next visit repeats the result instead of experimenting again.
- Finishes identified and recorded before the first visit
- pH neutral systems on natural stone and marble, always
- Leather, bouclé and technical upholstery by fibre
- Veneer, lacquer and solid timber joinery
- Brushed, anodised and PVD coated metalwork
- Acoustic felt and fabric wall panels, low moisture
