Cut back through the stone, then hardened

Diamond grinding, honing and polishing works the stone itself rather than laying a coating over it. The shine is the marble, so it does not peel, cloud or wear off in traffic lanes.

  • Diamond grinding, honing and polishing in sequence
  • Crystallisation to harden the surface
  • Sealed against water and oil staining

Before anything is quoted

We look at the property before we put a number on it

A price list cannot see your marble, your ducts, or the wall the afternoon sun hits. So we come and look. A senior member of the team surveys the property, and you receive a written quotation the same day, itemised, with what is included and what is not.

No obligation. If we are not the right company for the job we will say so, and tell you who is.

  1. 01
    The survey

We look at the property, not a price list. Usually the same day you ask.

  2. 02
    The written quote

Fixed, itemised, and sent the same day. What is included, and what is not.

  3. 03
    The work

A named supervisor and a crew you will see again. Our own equipment and materials.

  4. 04
    The walkthrough

We walk the property with you before the team leaves. Anything not right is dealt with then.

About this service

What is terrazzo & concrete polishing and what does it include?

Terrazzo that looks finished is often just coated. There is usually real stone under there.

A lot of terrazzo in older Dubai properties has been repeatedly coated over the years with acrylic sealers and floor polishes, layer over layer, until the surface people are walking on is a scratched plastic film rather than the terrazzo itself. It goes yellow, it scuffs, it holds dirt in the scratches, and each new coat makes it slightly worse. The floor underneath is usually completely sound. Concrete has the opposite problem: it was often never finished at all beyond a power float, so it dusts, stains and absorbs everything.

Both are mechanical jobs. We grind with progressively finer diamond abrasives, which physically removes coatings and surface damage and exposes the aggregate, then hone and polish up through the grits to whatever finish level suits the room, matte through to full gloss. Concrete is densified chemically during the process, which hardens the surface so it stops dusting and takes a polish properly. Terrazzo repairs, chips, cracks and old service cuts, are filled with colour matched material before the final passes so they close up rather than sit there as visible patches.

Signs you need this service

Terrazzo that has gone yellow or cloudy under old coatings
A floor that scuffs the moment anything is dragged across it
Concrete that dusts constantly no matter how often it is swept
Visible grinder marks or lippage from installation
Cracks or old service cuts across a terrazzo floor
A polish or wax that has to be reapplied constantly
Retail or industrial concrete that stains easily
You suspect there is a good floor under the coatings

What is included

  • Assessment and test patch to confirm what is under the surface
  • Removal of old coatings, waxes and acrylic sealers
  • Progressive diamond grinding through the grit sequence
  • Lippage and unevenness ground flat
  • Crack, chip and service cut repair in colour matched material
  • Chemical densifying for concrete floors
  • Honing and polishing to the agreed finish level
  • Impregnating sealer or guard application
  • Slip resistance considered for wet and outdoor areas
Good to know. We do a test patch first. It is the only honest way to show you what is actually under the existing surface before you commit to the whole floor.

Benefits of doing it properly

  • The original floor recovered rather than covered over again
  • No more recoating cycle, because the finish is mechanical
  • Concrete stops dusting once it is densified
  • Repairs blended in rather than left as patches
  • Finish level chosen by you, matte through to gloss
  • Slip resistance considered rather than ignored
  • Own machines, so large areas are practical
  • One team if skirting, joinery or paint work follows

How the process works

01

Assessment and test patch

We open a small area so you can see what is genuinely underneath before committing.

02

Written quote

Fixed and itemised by area, with the finish level and grit sequence stated.

03

Coating removal

Old acrylics, waxes and sealers ground off rather than dissolved and smeared.

04

Grinding and repair

Progressive diamond passes, with cracks and cuts filled in colour matched material.

05

Honing and polishing

Up through the grits to the agreed finish, with concrete densified during the process.

06

Seal and handover

Impregnating guard applied, and aftercare explained so the floor is not waxed again.

Frequently asked questions

How much does terrazzo and concrete polishing cost in Dubai?

There is no fixed rate card. Price follows the size and condition of the property, so a senior member of the team surveys it first and you get a written, itemised quotation the same day. The figure on that quotation is the figure you pay.

Who does terrazzo and concrete polishing near me in Dubai?

MELLS covers ninety communities across Dubai and works in Abu Dhabi and Sharjah for commercial premises. Message +971 58 656 3001 on WhatsApp with your community and we will confirm availability.

What is the best terrazzo and concrete polishing company in Dubai?

Judge any company on three things: whether the team is directly employed or subcontracted, whether the quote is fixed in writing before work starts, and whether a supervisor walks the property with you at the end. MELLS does all three as standard.

How quickly can you start terrazzo and concrete polishing?

Survey usually the same day you ask, quotation the same day, and work scheduled within forty eight hours in most cases. Urgent call outs are handled the same day where the team is free.

Is terrazzo and concrete polishing safe for children and pets?

Yes. Products are selected for occupied family homes as the default, re entry times are told to you before we leave, and anything stronger is only ever used with your agreement.

How do I get a quote from MELLS?

Message us on WhatsApp on +971 58 656 3001 or call the same number. A senior member of the team surveys the property and you receive a written itemised quotation the same day.

Which areas of the UAE does MELLS cover?

Ninety communities across Dubai for residential work, and Dubai, Abu Dhabi and Sharjah for commercial premises.

Is there really good terrazzo under my floor?

Very often, yes. Most dull terrazzo in Dubai is sound stone under layers of old acrylic coating. The test patch shows you for certain before you spend anything.

What is the difference between polished and sealed concrete?

Polished concrete is mechanically ground and densified, so the shine is the concrete itself. Sealed concrete has a coating on top, which wears through and needs redoing.

Can cracks be repaired invisibly?

They close up well with colour matched fill and blend in after the final passes. Very close inspection will still find them, and we would rather say that upfront.

Is a polished floor slippery?

Wet, a high gloss floor can be. We discuss finish level by room and can adjust the final grit or add a treatment for wet areas.

How much disruption is there?

It is dusty work, but the machines run on dust extraction and we section the area off. We give you the programme in writing with the quote.

Ready to book terrazzo & concrete polishing?

The difference

Why a cheap terrazzo and Concrete Polishing job is expensive

The gap is not the price. It is what is actually reached, and whether anyone can show you it was.

The low cost visit

  • A polymer coating laid over the stone
  • Shine that peels and clouds in traffic lanes
  • Perimeters, thresholds and stair nosings skipped
  • No sealing afterwards, so staining continues
  • Adjacent joinery and skirting left marked
  • The whole floor needing redoing within a year

The MELLS method

  • Diamond grinding, honing and polishing in sequence
  • The shine is the stone itself, so it cannot peel
  • Crystallisation to harden the finished surface
  • Perimeters, thresholds and stair nosings worked by hand
  • Sealed against water and oil staining on completion
  • Correct pH neutral maintenance products left with you
