MELLS provides Dubai Municipality approved pest control across Dubai, applied by licensed technicians in unmarked vehicles, with a follow up visit included.

Discreet pest control treatment carried out by MELLS at a Dubai property

Treated discreetly, and properly

Harbourages found before anything is applied, approved products only, and an unmarked vehicle if you would prefer that. Nobody needs to know we came.

  • Inspection and harbourage mapping before treatment
  • Municipality approved products only
  • Unmarked vehicle available on request

Before anything is quoted

We look at the property before we put a number on it

A price list cannot see your marble, your ducts, or the wall the afternoon sun hits. So we come and look. A senior member of the team surveys the property, and you receive a written quotation the same day, itemised, with what is included and what is not.

No obligation. If we are not the right company for the job we will say so, and tell you who is.

  1. 01
    The survey

We look at the property, not a price list. Usually the same day you ask.

  2. 02
    The written quote

Fixed, itemised, and sent the same day. What is included, and what is not.

  3. 03
    The work

A named supervisor and a crew you will see again. Our own equipment and materials.

  4. 04
    The walkthrough

We walk the property with you before the team leaves. Anything not right is dealt with then.

About this service

What is rodent proofing and what does it include?

A mouse fits through a gap the width of a pencil. A rat needs about the size of a two dirham coin.

Most properties on a rodent contract are being baited indefinitely, which works in the sense that it keeps numbers down and fails in the sense that it never ends. New rodents keep arriving because the route in is still open, and the route is almost never a dramatic hole. It is the gap where a service pipe passes through a wall, an unsealed expansion joint, a door with a worn threshold, a damaged air brick, a drain with no rodent barrier, or a roof junction that has opened up.

We survey the structure specifically for those routes rather than for evidence of activity, which is a different exercise to a pest inspection. Every gap is then physically sealed with materials rodents cannot work through: stainless mesh, mortar, sheet metal at door edges, proper pipe collars and drain barriers, not expanding foam, which they chew straight through and which is the most common thing we find already in place. Where a gap must stay open for ventilation it gets meshed rather than blocked. You get the entry points mapped and photographed, so you can see exactly what was open and what has been closed.

Signs you need this service

A baiting contract that has run for years with no end
Droppings reappearing after each treatment
Gnaw marks on cables, packaging or door edges
Gaps where pipes or cables pass through walls
Loading bay doors with worn or damaged seals
Scratching or movement noises in a ceiling void
A warehouse with goods stored at floor level
Expanding foam used to seal gaps previously

What is included

  • Structural survey specifically for entry routes
  • Entry points mapped, numbered and photographed
  • Pipe and cable penetrations sealed with proper collars
  • Stainless mesh to openings that must stay ventilated
  • Door threshold and edge protection, including metal edging
  • Drain rodent barriers where required
  • Expansion joint, air brick and roof junction sealing
  • Loading bay and shutter seal repair
  • Removal of failed foam sealing and correct replacement
  • Written report with before and after photographs
Good to know. Expanding foam is not a rodent seal. They chew through it easily, and finding it in place usually means an earlier attempt has already failed.

Benefits of doing it properly

  • The route in is closed, so treatment can eventually stop
  • Materials rodents cannot work through, not foam
  • Ventilation openings meshed rather than blocked off
  • Entry points photographed, so you can see what was open
  • Reduces long term baiting cost
  • Supports food safety and audit requirements
  • Works alongside a treatment programme rather than instead of it
  • One team if building fabric repair is needed

How the process works

01

Survey

We look for routes rather than for droppings. Those are two different inspections.

02

Entry points mapped

Every gap numbered and photographed against a plan, so nothing is missed.

03

Written quote

Fixed and itemised by entry point, with the sealing method named for each.

04

Sealing

Mesh, mortar, collars, metal edging and drain barriers, matched to each opening.

05

Ventilation preserved

Anything that must stay open is meshed rather than blocked.

06

Report and review

Before and after photographs, and a follow up to confirm nothing has reopened.

Frequently asked questions

How much does rodent proofing cost in Dubai?

There is no fixed rate card. Price follows the size and condition of the property, so a senior member of the team surveys it first and you get a written, itemised quotation the same day. The figure on that quotation is the figure you pay.

Who does rodent proofing near me in Dubai?

MELLS covers ninety communities across Dubai and works in Abu Dhabi and Sharjah for commercial premises. Message +971 58 656 3001 on WhatsApp with your community and we will confirm availability.

What is the best rodent proofing company in Dubai?

Judge any company on three things: whether the team is directly employed or subcontracted, whether the quote is fixed in writing before work starts, and whether a supervisor walks the property with you at the end. MELLS does all three as standard.

How quickly can you start rodent proofing?

Survey usually the same day you ask, quotation the same day, and work scheduled within forty eight hours in most cases. Urgent call outs are handled the same day where the team is free.

Is rodent proofing safe for children and pets?

Yes. Products are selected for occupied family homes as the default, re entry times are told to you before we leave, and anything stronger is only ever used with your agreement.

How much does pest control cost in Dubai?

It depends on the property size and the treatment needed. General treatment for a villa is quoted after a survey, and an annual contract works out lower per visit.

Is pest control safe with children and pets at home?

We use Dubai Municipality approved products and tell you plainly how long to stay out of each treated area. Where a lower toxicity option exists we use it by default.

Who does pest control near me in Dubai?

MELLS covers Dubai, Abu Dhabi and Sharjah, residential and commercial, with licensed technicians.

How quickly can pest control come out?

Same day is normal for urgent work such as bed bugs or a wasp nest. We tell you honestly when we can attend rather than promising a slot we cannot hold.

How do I get a quote from MELLS?

Message us on WhatsApp on +971 58 656 3001 or call the same number. A senior member of the team surveys the property and you receive a written itemised quotation the same day.

Which areas of the UAE does MELLS cover?

Ninety communities across Dubai for residential work, and Dubai, Abu Dhabi and Sharjah for commercial premises.

Why is baiting not enough on its own?

Because it addresses the rodents already inside. If the route in is still open, new ones keep arriving, which is why some properties stay on a treatment contract indefinitely.

How small a gap matters?

Smaller than most people expect. A mouse gets through a pencil width gap, a rat through roughly a two dirham coin. That is why the survey looks at pipe penetrations and thresholds rather than obvious holes.

Is expanding foam not a seal?

No. Rodents chew through it without difficulty. When we find it in place it usually means somebody has already tried to fix this once.

Can you seal a loading bay that has to stay open?

The opening stays, but the seals, thresholds and shutter edges get repaired, and adjacent penetrations get closed. Proofing works on the whole envelope, not one door.

Will this end the treatment contract?

Often it lets you reduce it substantially. We would rather you needed us less often than kept paying for baiting that never resolves.

Ready to book rodent proofing?

Quick response, trained technicians, and a price agreed before we start.

The difference

Why a cheap rodent Proofing job is expensive

The gap is not the price. It is what is actually reached, and whether anyone can show you it was.
