What is fahu & fcu servicing and what does it include?

An FCU with a blocked drain pan does not stop working. It just starts growing things.

Most Dubai villas and apartments on central chilled water run fan coil units above the ceiling, and most FAHUs sit on a roof or in a plant room where nobody goes. Both are out of sight, which is precisely the problem. The FCU drain pan sits permanently wet, and when the drain line silts up the pan holds standing water, which is where the smell in the hallway comes from and eventually where the water stain on the ceiling comes from. The FAHU meanwhile is pulling outside air into the building through a filter that in this climate loads far faster than the schedule assumes.

We service both properly rather than swapping a filter and closing the hatch. FCU coils are cleaned rather than wiped, drain pans are flushed and the condensate line cleared and treated, and the pan is checked for corrosion, because a rusted pan is why the ceiling stain came back after the last visit. On FAHUs we clean coils, replace filters to the correct grade rather than whatever fits, inspect and clean the energy recovery wheel including its seals and belt, and check dampers and controls. Access panels get closed with their gaskets intact, which sounds obvious and frequently is not done.
