What water leak detection involves
The wet patch is where the water arrived. It is almost never where the water left the pipe.
Water in a building runs downhill along whatever it finds first: a conduit, a joist, the back of a skirting, the underside of a slab. By the time it emerges through a ceiling or a wall it can be metres from the failure, in a different room and on a different floor.
This is why exploratory opening is such an expensive way to find a leak. Three holes in and you have destroyed a finish, learned nothing, and still have to keep going.
We start with the meter. An isolation test tells us within twenty minutes whether the loss is on the incoming main, the hot circuit, the cold circuit, the tank, the pool, or the irrigation, which eliminates most of the property before anyone touches a wall.
Then acoustic correlation to narrow it to a run, thermal imaging to see the temperature signature through a finish, and where the answer is still ambiguous, tracer gas: a hydrogen and nitrogen mixture introduced into the isolated line, detected at the surface where it escapes. That combination locates most concealed leaks to within a few centimetres.
You get a report with the location marked and photographed, so whoever carries out the repair, us or anyone else, is cutting in one place.

Can you find a leak without breaking anything?
In the great majority of cases, yes. Acoustic, thermal and tracer gas methods are all non invasive. Opening up is the last resort, in one place, once we know where.
How long does a leak detection survey take?
Two to four hours for a typical villa, less for an apartment. Slab leaks and pool circuits sometimes need a return visit for a pressure test to hold overnight.
Do you fix the leak as well?
Yes, but it is quoted separately and deliberately so. Detection paid for on its own means we have no reason to find a leak that is not there.
My water bill has doubled. Is that always a leak?
Not always. Irrigation timers, a failed float valve on a roof tank and a leaking toilet flush valve account for a large share of unexplained consumption, and all three are cheap to fix once identified.
Can you detect a leak under the floor tiles?
Yes. Slab and under tile leaks are the most common thing we are called to, and thermal imaging reads them well because the water is at a different temperature from the screed.
