An industrial unit is handed over as a shell with a slab, a roof, a shutter and a supply. What determines whether it works for your operation is a set of things that are rarely obvious from a site visit: how much power is actually available at the board versus what the marketing said, the clear height beneath the haunch rather than to the apex, the slab loading capacity where you intend to rack, and where drainage and fire protection are already fixed. Committing to a racking layout before those are established is how a unit ends up holding meaningfully less than it was leased to hold.

We survey those constraints first, then design against them. Racking and circulation are laid out around the real clear height and the loading, mezzanines are engineered with the right loading class and stair and balustrade compliance, office and welfare pods are built where they do not consume prime racking bays, and power is distributed to where equipment will actually be rather than where the board happens to sit. Floors are prepared and coated to suit the traffic, which for forklift use is a different specification to a workshop. Civil defence, sprinkler coordination and free zone approvals are sequenced as part of the programme rather than discovered near the end.
