A diamond polishing head working across a marble floor in a Dubai villa

Cut back through the stone, then hardened

Diamond grinding, honing and polishing works the stone itself rather than laying a coating over it. The shine is the marble, so it does not peel, cloud or wear off in traffic lanes.

  • Diamond grinding, honing and polishing in sequence
  • Crystallisation to harden the surface
  • Sealed against water and oil staining

Before anything is quoted

We look at the property before we put a number on it

A price list cannot see your marble, your ducts, or the wall the afternoon sun hits. So we come and look. A senior member of the team surveys the property, and you receive a written quotation the same day, itemised, with what is included and what is not.

No obligation. If we are not the right company for the job we will say so, and tell you who is.

We look at the property, not a price list. Usually the same day you ask.

  2. 02
    The written quote

  3. 03
    The work

A named supervisor and a crew you will see again. Our own equipment and materials.

  4. 04
    The walkthrough

We walk the property with you before the team leaves. Anything not right is dealt with then.

About this service

What is stone sealing & stain removal and what does it include?

A stain sits in the stone. An etch is damage to the stone. They look similar and they are not the same repair.

Almost every marble problem in a Dubai villa comes down to one of two things, and telling them apart is what decides the fix. A stain is something absorbed into the pore structure, oil from the kitchen, wine, coffee, or rust from a metal object left on a wet surface, and it is drawn back out with a poultice. An etch is a chemical burn where something acidic, lemon, vinegar, wine again, or an unsuitable cleaning product, has dissolved the polished surface, leaving a dull mark that no cleaning will ever remove because there is nothing sitting there to clean off.

We assess which one you actually have before doing anything, because using a poultice on an etch achieves nothing and polishing away a stain drives it deeper. Stains are drawn out with the correct poultice for the contaminant, which sometimes takes more than one application and we will say so upfront. Etching is repaired by honing and re polishing that area back to match the surrounding finish. Then the stone is sealed with an impregnating sealer that sits below the surface and slows absorption, rather than a topical coating that sits on top, looks plastic, and eventually peels.

Signs you need this service

A dark patch that appeared after a spillage
A dull mark where something acidic was spilled
Rust coloured staining under a plant pot or metal object
Water darkens the stone and stays dark for a long time
Stone was never sealed after installation
A cleaning product has left the surface looking flat
Stains near a kitchen island or dining area
Sealer applied years ago and never renewed

What is included

  • Assessment to distinguish staining from etching
  • Poultice extraction matched to the contaminant
  • Oil, wine, coffee, ink and organic stain removal
  • Rust and mineral stain treatment
  • Etch repair by honing and re polishing to match
  • Grout cleaning and colour matching where relevant
  • Impregnating sealer application, penetrating not topical
  • Water absorption testing before and after sealing
  • Aftercare guidance and safe product recommendations
Good to know. Please do not use vinegar, lemon or general bathroom cleaner on natural stone. It is the single most common cause of the etching we are called out to repair.

Benefits of doing it properly

  • The right treatment, because stain and etch are diagnosed first
  • Poultice matched to the actual contaminant
  • Etching repaired to match the surrounding polish level
  • Impregnating sealer, so the stone still looks like stone
  • Absorption tested, so sealing is proved rather than assumed
  • No topical coating that will peel in two years
  • Written aftercare with products that are safe to use
  • One team if honing or full restoration is also needed

How the process works

01

Assessment

We determine whether it is a stain, an etch, or both, which decides everything that follows.

02

Test area

Treatment is proved on a discreet area before it is applied across the floor.

03

Written quote

Fixed and itemised, and honest about whether a stain is likely to come out fully.

04

Stain extraction

Poultice applied and left to draw, repeated where the contaminant needs it.

05

Etch repair

Honed and re polished back to match the surrounding finish level.

06

Seal and test

Impregnating sealer applied, absorption retested, and aftercare provided in writing.

Frequently asked questions

How much does stone sealing and stain removal cost in Dubai?

There is no fixed rate card. Price follows the size and condition of the property, so a senior member of the team surveys it first and you get a written, itemised quotation the same day. The figure on that quotation is the figure you pay.

Who does stone sealing and stain removal near me in Dubai?

MELLS covers ninety communities across Dubai and works in Abu Dhabi and Sharjah for commercial premises. Message +971 58 656 3001 on WhatsApp with your community and we will confirm availability.

What is the best stone sealing and stain removal company in Dubai?

Judge any company on three things: whether the team is directly employed or subcontracted, whether the quote is fixed in writing before work starts, and whether a supervisor walks the property with you at the end. MELLS does all three as standard.

How quickly can you start stone sealing and stain removal?

Survey usually the same day you ask, quotation the same day, and work scheduled within forty eight hours in most cases. Urgent call outs are handled the same day where the team is free.

Is stone sealing and stain removal safe for children and pets?

Yes. Products are selected for occupied family homes as the default, re entry times are told to you before we leave, and anything stronger is only ever used with your agreement.

How do I get a quote from MELLS?

Message us on WhatsApp on +971 58 656 3001 or call the same number. A senior member of the team surveys the property and you receive a written itemised quotation the same day.

Which areas of the UAE does MELLS cover?

Ninety communities across Dubai for residential work, and Dubai, Abu Dhabi and Sharjah for commercial premises.

What is the difference between a stain and an etch?

A stain is absorbed into the stone and can be drawn back out. An etch is surface damage from something acidic, and it has to be honed and re polished rather than cleaned.

Will the stain definitely come out?

Most do, and oil based ones usually take more than one poultice. We will tell you before starting if we think a stain is unlikely to lift completely, rather than after.

How often does marble need sealing?

Typically every two to four years depending on traffic and what the area is used for. We test water absorption rather than guessing, which tells us plainly.

Is sealing a coating on top?

No, and it should not be. An impregnating sealer penetrates and slows absorption from below the surface. Topical coatings look plastic and peel.

What should I clean marble with?

A pH neutral stone cleaner. Not vinegar, not lemon, not general bathroom or acidic cleaners, which is what causes most of the etching we repair.

The difference

Why a cheap stone Sealing and Stain Removal job is expensive

The gap is not the price. It is what is actually reached, and whether anyone can show you it was.

The low cost visit

  • A polymer coating laid over the stone
  • Shine that peels and clouds in traffic lanes
  • Perimeters, thresholds and stair nosings skipped
  • No sealing afterwards, so staining continues
  • Adjacent joinery and skirting left marked
  • The whole floor needing redoing within a year

The MELLS method

  • Diamond grinding, honing and polishing in sequence
  • The shine is the stone itself, so it cannot peel
  • Crystallisation to harden the finished surface
  • Perimeters, thresholds and stair nosings worked by hand
  • Sealed against water and oil staining on completion
  • Correct pH neutral maintenance products left with you
