About this service

What felt and fabric wall cleaning involves

Every office fitted out in the last ten years has fabric on the walls, and almost none of it has ever been cleaned.

Felt, wool and fabric wall panels went from niche to standard in Dubai office design. They soften acoustics, they take colour well, and they photograph beautifully on handover day. What nobody plans for is that they are a textile, mounted vertically, in a building with recirculating air, and they behave exactly like upholstery: they hold dust, they hold odour, they hold whatever the AC is carrying, and they shadow badly around vents, doorways and seating.

The result is a wall that looks tired without looking dirty, so it gets ignored until someone photographs the space for a rebrand or a lease renewal and the difference between the panels behind the desks and the panels in the corner becomes impossible to unsee.

This is not a job for a general cleaning crew with a wet cloth. Felt marks permanently if it is over wetted, wool shrinks, the adhesive behind the panel releases if moisture reaches the substrate, and colour bleeds if the wrong chemistry touches it. We treat it as textile restoration on a vertical surface, which is what it is.

Fabric and felt wall panelling cleaned by MELLS in a Dubai reception space

Textile cleaning on a vertical surface

Fabric and felt walls cannot be wetted the way a rug can. Too much moisture leaves a tide line that no amount of further cleaning will remove.

  • Low moisture method matched to the fabric
  • Test patch agreed with you before full works
  • Worked panel by panel so there is no tide line

Signs the panels need attention

  • Shadowing or darker banding above and around AC vents
  • A visible tide line at hand or shoulder height along circulation routes
  • Panels behind desks and seating noticeably darker than panels in open areas
  • A stale or smoky note in the room that survives deep cleaning of the floors and furniture
  • Coffee, ink or food marks that previous cleaning attempts have spread rather than removed
  • Visible pilling, fibre lift or a fuzzy surface where someone has scrubbed

What is included

We test an inconspicuous panel first for colour fastness and shrinkage before anything else happens. That test decides the method, and occasionally it decides that a panel should not be wet cleaned at all, in which case we say so.

  • Dry soil extraction across the full panel area with HEPA filtration, which removes the majority of the load before any moisture is introduced
  • Colour fastness and shrinkage test on a concealed section
  • Low moisture encapsulation or dry compound cleaning selected to suit the fibre
  • Targeted spot treatment on marks, worked from the outside in so nothing wicks or rings
  • Grooming to reset the pile direction so the panel dries with a consistent nap
  • Controlled air movement so drying is measured in hours, not overnight
  • Protection of skirting, flooring, joinery, sockets and any electronics on or near the wall

Acoustic panels are a different problem

Once the backing board is compromised, re-covering is cheaper than another clean.

Acoustic panels are a fabric face stretched over mineral wool or foam. The whole point of the assembly is that sound passes through the face rather than reflecting off it, which means air passes through it too, which means dust passes through it and settles in the core.

Saturate one of these and you have soaked the acoustic core, which will not dry properly, will smell, and may support mould growth in a humid building. Clean only the face and you have removed the visible dirt while leaving the reservoir that will re soil it within weeks.

We work these dry or near dry, extracting through the face rather than pushing moisture into it, and we tell you honestly when a panel has passed the point where cleaning is the right answer and re covering is cheaper.

How the process works

Site visit and test

We look at the panels, identify the fibre and construction, and run a colour fastness test. No quote is issued from photographs alone for this work, because the wrong method here is not recoverable.

Method and price agreed

You get a fixed figure and a written note of which panels we recommend cleaning, which need spot work only, and which are beyond cleaning.

Out of hours by default

Most of this work happens evenings or weekends. Offices do not need to be emptied and nothing is out of use the next morning.

Protection, then the work

Floors, furniture, joinery and any electronics protected before a single panel is touched.

Drying and inspection

Air movement while we work, then a walk through with you against the before photographs.

Why this is worth doing properly

Over wet a panel and the tide mark is permanent.

A felt or fabric wall installation in a fitted out office represents a serious part of the original fit out budget, and replacing it means stripping, re covering, and losing use of the space while it happens. Cleaning it properly costs a fraction of that and buys years.

The alternative that offices usually try first is a general cleaning contractor with a cloth and a spray bottle. That is how panels end up with permanent water rings, crushed pile, bleached patches and lifted edges, and at that point cleaning is no longer an option and re covering is the only route left.

We would rather tell you a panel cannot be saved than take the job and hand back something worse.

Before anything is quoted

We look at the property before we put a number on it

A price list cannot see your marble, your ducts, or the wall the afternoon sun hits. So we come and look. A senior member of the team surveys the property, and you receive a written quotation the same day, itemised, with what is included and what is not.

No obligation. If we are not the right company for the job we will say so, and tell you who is.

  1. 01
    The survey

We look at the property, not a price list. Usually the same day you ask.

  2. 02
    The written quote

Fixed, itemised, and sent the same day. What is included, and what is not.

  3. 03
    The work

A named supervisor and a crew you will see again. Our own equipment and materials.

  4. 04
    The walkthrough

We walk the property with you before the team leaves. Anything not right is dealt with then.

Frequently asked questions

How much does felt and fabric wall cleaning cost in Dubai?

There is no fixed rate card. Price follows the size and condition of the property, so a senior member of the team surveys it first and you get a written, itemised quotation the same day. The figure on that quotation is the figure you pay.

Who does felt and fabric wall cleaning near me in Dubai?

MELLS covers ninety communities across Dubai and works in Abu Dhabi and Sharjah for commercial premises. Message +971 58 656 3001 on WhatsApp with your community and we will confirm availability.

What is the best felt and fabric wall cleaning company in Dubai?

Judge any company on three things: whether the team is directly employed or subcontracted, whether the quote is fixed in writing before work starts, and whether a supervisor walks the property with you at the end. MELLS does all three as standard.

How quickly can you start felt and fabric wall cleaning?

Survey usually the same day you ask, quotation the same day, and work scheduled within forty eight hours in most cases. Urgent call outs are handled the same day where the team is free.

Is felt and fabric wall cleaning safe for children and pets?

Yes. Products are selected for occupied family homes as the default, re entry times are told to you before we leave, and anything stronger is only ever used with your agreement.

How do I get a quote from MELLS?

Message us on WhatsApp on +971 58 656 3001 or call the same number. A senior member of the team surveys the property and you receive a written itemised quotation the same day.

Which areas of the UAE does MELLS cover?

Ninety communities across Dubai for residential work, and Dubai, Abu Dhabi and Sharjah for commercial premises.

Will the panels shrink or mark?

Not with the right method, which is why we test a concealed section before anything else. Felt and wool are unforgiving of over wetting, so we work low moisture or dry depending on what the test tells us.

How long does an office take?

A typical floor plate of panels is an evening. Larger installations run across a weekend. Drying is measured in hours, so the space is usable the next working day.

Do you work out of hours?

Yes, and for offices that is usually the default. There is no reason for this work to interrupt a working day.

Can you remove coffee and ink marks?

Often, depending on the fibre, the substance and how long it has been there, and whether anyone has already tried to scrub it. We will tell you before we start what we think is realistic rather than promising and then explaining afterwards.

What about the acoustic panels in our meeting rooms?

Same visit, different method. Acoustic panels have a mineral wool or foam core behind the fabric and must be worked dry or near dry so the core is never saturated.

Do you clean fabric partitions and screens too?

Yes. Desk screens, fabric partitions, upholstered booth seating and acoustic baffles are all part of the same job and it makes sense to do them together.

Ready to book felt and fabric wall cleaning?

Send us photographs of the panels and we will tell you honestly what can be recovered.

The difference

Why a cheap felt and Fabric Wall Cleaning job is expensive

The gap is not the price. It is what is actually reached, and whether anyone can show you it was.

The low cost visit

  • A price given over the phone, sight unseen
  • A small crew, in and out inside a few hours
  • Subcontracted labour you have never met before
  • The hard to reach areas quietly skipped
  • One product used on every surface in the property
  • Booked again within weeks because nothing was resolved

The MELLS method

  • A senior surveyor attends before any figure is given
  • A crew sized to the property, with a named supervisor
  • Directly employed, vetted, trained staff, nothing subcontracted
  • A written checklist covering the areas nobody else reaches
  • Products chosen per surface, stone treated as stone
  • Photographs on completion and a walk through with you

How the process works

01

Tell us about the property

A message on WhatsApp with the community and the size of the property is enough to start. No forms and no call centre.

02

A survey, usually the same day

A senior member of the team looks at the actual property rather than a price list, and notes what needs particular attention.

03

A written, itemised quotation

Sent the same day. It states what is included and what is not. No day rate creep and no line added at the end.

04

The team arrives fully equipped

Everything needed comes with them. There is nothing for you to buy, prepare or supply.

05

Supervised throughout

A supervisor is on site, not on the phone, and the work is checked as it progresses rather than only at the end.

06

You walk it with us

Nothing is signed off until you have seen it. Anything you are not happy with is put right before we leave.
