Most villas here are not failing. They are simply being maintained by nobody in particular.

A property in Dubai ages faster than the same property almost anywhere else. Fifty degree summers, salt in the air near the coast, fine dust that gets into every mechanical system, and humidity that swings hard between seasons. AC systems run close to continuously for five months of the year. Water sits in tanks in ambient heat. Paint on a south facing facade takes UV exposure that would take a decade elsewhere and does it in two.

None of this is dramatic on any given day, which is exactly the problem. Nothing announces itself until the AC stops on a Friday in July, or a slow leak behind a wall has already reached the joinery. Reactive maintenance is the most expensive way to own a property, and it is how most homes here are run, because the alternative means finding and trusting a different contractor for each trade.

How an annual maintenance contract works

The point of an AMC is not discount pricing. It is that somebody is watching the property when you are not.

We survey the property once, properly, and write down what is there: how many AC units and of what type, where the tank and pump sit, the age of the water heaters, the condition of the paint and the joinery, and anything already heading toward failure. That survey is the contract's starting point and it is yours to keep.

From there we schedule the work that should happen on a cycle rather than on an emergency, and we attend faults as they arise. You get priority response, a fixed annual figure instead of a series of unpredictable invoices, and a maintenance history for the property, which matters more than owners expect at the point of sale or handover.

Why the cheapest maintenance call is usually the most expensive

A technician who cannot diagnose will replace, and you pay for the part either way.

The gap between a properly trained technician and a cheap one is rarely visible on the day. Both arrive, both do something, both leave. The difference shows up eight weeks later when the same fault returns, because the symptom was treated and the cause was not.

It shows up in the parts too. An AC that is not cooling can be low on gas, or it can be low on gas because there is a leak, and topping it up without finding the leak means paying for gas twice a year indefinitely. A tripping circuit can be a faulty appliance or a deteriorating cable, and only one of those is safe to ignore.
