About this service
What is parking & warehouse floor scrubbing and what does it include?
A basement that has never been mechanically scrubbed is not dirty on the surface. It is saturated.
Concrete is porous, which means everything a car park collects goes into the slab rather than sitting on it. Oil drips, brake dust, tyre rubber and the fine dust that blows down every ramp bind together into a grey film that a jet wash spreads around rather than lifts. In an enclosed basement it also has nowhere to go, so the smell builds, the lighting looks worse than it is because the floor absorbs it, and the whole level reads as neglected even when the building above is immaculate.
We scrub mechanically with ride on and walk behind machines that apply degreaser, agitate it under weight, and recover the slurry in the same pass, so nothing is left to dry back into the slab. Oil staining is pre treated and dwelled before the machine goes over it, because degreaser needs contact time and a single pass on a saturated patch achieves very little. Drains, ramps, corners and bay markings are done by hand where a machine cannot reach, and the recovered slurry is removed rather than pushed into the nearest gully.

Is this not the same as jet washing?

Will old oil stains come out?
Most lift substantially with proper pre treatment and dwell time. Deeply saturated concrete may stay shadowed, and we will tell you that before quoting rather than after.
Do we have to close the car park?
No. We phase it by level or by bay, and most of the work runs overnight, so parking is never fully unavailable.
What happens to the dirty water?
