About this service

What electrical fault finding involves

An intermittent fault is not mysterious. It is simply a fault nobody has been on site to measure at the moment it happens.

Fault finding is a process of elimination carried out with instruments, not a series of guesses about which appliance might be to blame. The instruments matter because the useful information is invisible: insulation that has degraded from ten megohms to half a megohm looks exactly the same as insulation that is fine.

We start at the distribution board and work outward. Each circuit is isolated and tested for insulation resistance between live conductors and earth, continuity of the protective conductor, and earth fault loop impedance at the furthest point.

RCDs are tested for trip current and trip time, because an RCD that trips at the correct current but too slowly, or one that trips at half its rated current, is itself the fault in a surprising number of cases.

Intermittent faults get a different treatment. Where a circuit tests clean but still trips occasionally, we look for the conditions: humidity, a specific appliance, a particular time of day, an outdoor circuit after irrigation. Logging over a few days is cheaper than replacing components one at a time.

You get the readings. Before, after, per circuit, in writing. That record is worth having independently of the repair, because the next contractor starts from data instead of from scratch.

Where a bad decision stays hidden longest

Plumbing, electrical and mechanical work is where an owner is least equipped to judge what they are being told, and where the wrong call stays buried in a wall for years. We show you the fault, explain the options, and quote before we touch it.

  • You see the fault before you approve the fix
  • Written quote, no parts added afterwards
  • One team, so no trade blames another

What is included

  • Full circuit schedule verified against the actual distribution board
  • Insulation resistance testing, live conductors to earth, per circuit
  • Protective conductor continuity and bonding verification
  • Earth fault loop impedance at the furthest point of each circuit
  • RCD trip current and trip time measurement
  • Polarity and correct connection checks at outlets
  • Thermal imaging of the board to find loose and heating terminations
  • Voltage drop measurement on long runs
  • Appliance isolation testing to identify a faulty load
  • Intermittent fault logging where the circuit tests clean
  • Written test results, before and after, per circuit
  • A prioritised list of what is unsafe, what is non compliant and what is cosmetic

Before anything is quoted

We look at the property before we put a number on it

A price list cannot see your marble, your ducts, or the wall the afternoon sun hits. So we come and look. A senior member of the team surveys the property, and you receive a written quotation the same day, itemised, with what is included and what is not.

No obligation. If we are not the right company for the job we will say so, and tell you who is.

  1. 01
    The survey

We look at the property, not a price list. Usually the same day you ask.

  2. 02
    The written quote

Fixed, itemised, and sent the same day. What is included, and what is not.

  3. 03
    The work

A named supervisor and a crew you will see again. Our own equipment and materials.

  4. 04
    The walkthrough

We walk the property with you before the team leaves. Anything not right is dealt with then.

Frequently asked questions

Who does electrical fault finding near me in Dubai?

MELLS covers ninety communities across Dubai with licensed, directly employed electricians carrying calibrated test instruments. Send us the community and the symptom.

How do you find an intermittent electrical fault?

By measuring rather than guessing, and by logging where the circuit tests clean. Most intermittent faults have a condition attached, usually humidity, an outdoor circuit or a specific appliance.

Will you give me the test readings?

Yes, in writing, per circuit, before and after. If a company cannot produce readings, no testing was carried out.

How long does full fault finding take?

Half a day for a typical villa board, longer where the circuit schedule is wrong and has to be reconstructed from testing, which is common.

Is a warm distribution board normal?

Mildly warm under heavy load, yes. A board with one noticeably hotter breaker or a warm cover is a loose termination, and that is how electrical fires start.

Do I need to be there for the testing?

It helps at the start so you can describe the symptom, but not for the whole visit. The power will be off in sections while circuits are isolated.

How do I get a quote from MELLS?

Message us on WhatsApp on +971 58 656 3001 or call the same number. A senior member of the team surveys the property and you receive a written itemised quotation the same day.

Which areas of the UAE does MELLS cover?

Ninety communities across Dubai for residential work, and Dubai, Abu Dhabi and Sharjah for commercial premises.

Do you bring your own equipment and materials?

Yes. Our teams arrive fully equipped with professional grade machinery, products and materials. Nothing of yours is used.

The difference

Why a cheap electrical troubleshooting job is expensive

The gap is not the price. It is what is actually reached, and whether anyone can show you it was.

The low cost visit

  • Appliances unplugged one at a time until the tripping stops
  • No instruments on site, so nothing is actually measured
  • A breaker swapped because it is the cheapest thing to swap
  • Intermittent faults declared fixed because they did not recur that day
  • No circuit schedule, so the next visit starts from zero
  • The board relabelled from guesswork rather than from testing

The MELLS method

  • Every circuit measured, and the numbers written down
  • Insulation resistance, loop impedance and RCD timing recorded
  • Thermal imaging of the board as standard, not as an extra
  • Intermittent faults logged over days rather than declared gone
  • A circuit schedule verified against reality and left with you
  • Findings ranked: unsafe, non compliant, cosmetic

Worth a look

Signs you need electrical troubleshooting

A circuit trips occasionally with no obvious pattern
Lights flicker or dim when an appliance starts
Part of the property has no power but the board looks normal
An RCD trips when it rains or after the irrigation runs
The board is warm, or one breaker is warmer than its neighbours
The circuit labels do not match what actually goes off

No surprises, at any point

How the process works

01

Describe the pattern

When it happens, what is running, whether it is instant or delayed. Pattern is data, and it shortens the search considerably.

02

Board inspection

Visual and thermal inspection of the distribution board before anything is switched. Loose terminations show up as heat.

03

Circuit by circuit isolation

Each circuit is isolated and tested individually so a single bad circuit cannot mask the rest.

04

Instrument testing

Insulation resistance, continuity, loop impedance and RCD trip timing, recorded per circuit.

05

Isolate the load

Where the wiring tests clean, appliances and fixed loads are tested individually to identify the one leaking to earth.

06

Report and repair quote

You get the readings, a plain-English explanation and a prioritised quote. Safety items are separated from improvements.
